We run the vendor side of a managed property: sourcing and vetting the licensed vendor, placing and tracking the work order, verifying completion evidence, and reconciling the invoice before it reaches you.

What we do, and what we never doAeternus Dynamics is not a licensed contractor and does not perform, supervise the means and methods of, or contract for construction, repair or improvement work. Every such job is performed by, and contracted directly with, the licensed and insured vendor named on the work order. We are never a party to that contract and never hold or disburse payment for the work. Our separately invoiced fee covers sourcing, vetting, coordination, verification and reporting only.

$300 to $450 per property per month, plus a coordination fee of 12% to 15% of the vendor spend actually processed that month, invoiced separately by Aeternus and never embedded in a vendor's bill.
